Dubai investor residence

Property ownership and business investment can lead to different residence applications. Identify the asset, the applicant’s share and the correct authority before treating an investment as a residence plan.

Start with the property route

Dubai Land Department’s Taskeen service describes a two-year property-linked permit. Its current criteria distinguish sole from joint ownership. The title, ownership share and the current service conditions need checking; confirm the current ownership criteria before making a purchase.

Golden property residence is a separate application. DLD describes a ten-year renewable permit for qualifying property purchases of at least AED2 million. Joint ownership, the applicant’s share and any mortgage require a specific assessment.

Check ownership and finance before paying

For a mortgaged property, obtain the bank’s NOC and paid/balance evidence. DLD’s service description and detailed mortgage terms do not use identical wording, so confirm the applicable requirement directly before relying on eligibility. A sales quotation is not immigration approval.

Prepare a short asset schedule identifying each property, registered owner, purchase value, financing and title status. Flag any proposed sale, transfer or change of ownership during the residence period.

Business investment is a different evidence exercise

GDRFA’s Golden investor service includes qualifying company capital, specified deposits and tax-based investor categories. The relevant records can include a licence, audited company valuation, bank evidence or an authority letter. A nominal shareholding does not establish entitlement.

Do not combine property and business figures casually to reach a headline threshold. First select the actual category, then test the records against that category’s conditions.

Plan attendance, family and costs

DLD’s property service specifies applicant attendance; do not assume an adviser can attend or complete every step on your behalf. Family applications need their own eligibility and document checks.

Request an itemised assessment covering authority fees, medical and identity steps, insurance and any professional assistance. Allow for further evidence requests and avoid booking a move around an unconfirmed approval date.

Common questions

Does buying property guarantee residence?

No. The relevant authority assesses the category, ownership and documents. Resolve eligibility before relying on a purchase as an immigration solution.

Does investor residence give UK rights?

UAE residence does not itself create permission to live or work in the UK. A later UK move needs its own assessment.
